What is going on in Fox Run?
In the past month there has been some movement in the Fox Run real estate market. Two houses (1 on Comblain and 1 on Werndl) have closed. Another house shows pending, 3 houses have been reduced in price, and we have 5 new listings, for a total of 22 active listings as of March 20.

Lately, I have been approached by a lot of owners and here are some common questions that people are asking me:

Q: Is it true that Agency A agents will only try to sell or show Agency A listings?

A: this is a good question. There is no law that I am aware of that prevents this, but the fact is that  sellers agents should work for their buyers, and limiting the number of listings that they show, is not really in the buyer's interest. If I were a buyer I would really want to see all of the listings available, not only the ones listed by

There are a lot of REALTORS® in the area and I would suggest every seller to interview at least a few of them before deciding.  This will allow you to probe different agents with different opinions and different marketing strategies so that you can find the best fit for you.

Q: Are open houses useful in selling a property?

A: There are lots of different opinions on this subject. There are REALTORS® that firmly believe open houses are completely useless and will only attract curious people. There are other REALTORS® that instead believe that open houses will definitely help you in selling your house. My
personal opinion is the following: first of all what is an open house? An open house is a time when your house is available to the public so that they can tour it, view it and try it. It is a way of marketing your house and it is a way of promoting and exposing your house. You are selling a product (a good product) and you want people to see it, touch it, try it and talk about it. You want people to pass the voice around; you want your house to have the most exposure you can give it, because this is what sells it. Especially in this market where there is a lot of offer and little demand, you want your product to stand out from the crowd, no matter the form of advertising. An open house is another way to do that. Probably you will not receive an offer during an open house but you will get a better chance of receiving an offer because of it.
What is happening in the sorrounding subdivisions?
Andover Place
In this newsletter we are going to take a look at one of our neighborhood subdivision: Andover Place.
Andover Place is a beautiful subdivision, and people define it as a "mature" subdivision. You can see that in the surrounding vegetation and in the style of the homes.
There are 152 houses. The neighborhood includes a community swimming pool, a clubhouse, two tennis courts, and a basketball court.

The public school system is zoned to Farragut Primary, Intermediate, Middle, and High Schools.
As of March 22 there are 4 active listings, in a price range from $419,000 -$549,900. The size of these homes is ranging from 3,500 to 5,877 square feet.

In the past year (since March 2008) 10 listings closed in Andover Place

Average listing price $508,320, Average closing price $483,190.
Average square feet 4768 Average price/sqft $101.4.
This price per square foot is comparable to the price per square foot of listings that closed in Fox Run in the past year.
