What is going on in Fox Run?
Good news! In May there have also been some sales in the Fox Run real estate market.
Two houses sold on Fox Dale Lane, one house sold on Lebel Road and one house sold on Comblain Road.
One more house on Comblain Road was withdrawn from the market.
Two new listings came on the market, one on Jarmann and one on Buttonwood for a total of 19 active listings as of May 16, 2009. You may notice that in March we had 22 active listings. We are noticing a net inventory decline in Fox Run, and that is good for sellers.
For those who appealed the first notice of appraisal from the Property Assessor, you should have received a second one by now. Hopefully, you have been heard and the Assessor reduced your appraised value.
If you are still not happy with the results you will get another chance to appeal to the Knox County Board of Equalization starting May 18, 2009; just follow the instructions on your new notice of appraisal.

Q: How is the real estate market today?
Even if it might be quite surprising for most people, the real estate market in the past month has been very hectic.
Appealing homes, priced right often sell in less than a month. Sometimes they receive offers in less than a week and quite often in the past month I have experienced situations with multiple offers.
If it is true that in some price ranges the market is hotter than in other price ranges, it is also true that no matter what the price range is, good deals don't last.
So, if you want to sell your house, don't despair and call me!
This is the best season to sell. The favorable weather and the end of the school year make it very convenient for people that are moving in the area and try to settle in before school starts.

Fox Den
In this newsletter we are going to take a look at another subdivision: Fox Den.
Fox Den is an upscale subdivision on a eighteen-hole championship golf course with driving range, short game range, and oversized putting green that have been home to the nationwide PGA tour event "The Knoxville Open" since 1999. It has
440 lots and houses in a price range from $200,000 to over $1,000,000. Fox Den's swimming pool amenities offer a
combination 1' and 3' children's pool and a Jr. Olympic swimming pool. There are also five clay tennis courts as well as two lighted deco turf hard courts.
The public school system is zoned to Farragut Primary, Intermediate, Middle and High School.
As of end of May there are 25 active listings, in a price range from $264,415 -$1,174,900. The size of these homes ranges from 2,014 to 7,794 square feet.
In the past year (since
March 2008) 12 listings closed in Fox Den
Average listing price $425.500. Average closing price $394,118. Average size 3618 sqft. Average price/sqft is $109.
This price per square foot is about 9% higher than the price per square foot of listings that closed in Fox Run, Saddle Ridge and in Andover Place in the past year.
